The first company I called out told me I’d have to cut out about a 12 foot section of the ceiling in my kitchen, about the same in the garage totaling $2k for the demo and dry out and $4k for the repair.
My experience with the first company wasn’t great to begin with, so after receiving the quote I called Steve in search of a second opinion. He was at my house 20 minutes later and walked me through the best way to cut into the ceiling myself to see if the issue was really that serious. He told me what I should look for, and what the best and worst case scenarios would be, neither of which came close to what the first estimate I received entailed.
That night I spent about an hour cutting a couple small sections out, pulled some of the wet insulation, and Steve texted me the next morning asking how it went and when he could stop by to check it out.
He came back the next day, confirmed everything was dry, and told me I’m good to simply replace the small amount of wet insulation I pulled out, and patch up the holes.
He wouldn’t accept any money for his time, and ultimately saved me nearly $6,000.

Our experience with Water Damage Pros lacked transparency from the start. Felt like we need to review this company since we fell into the trap of it having 5 reviews on google…. Anyways, we were rushed into signing a contract without being clearly shown or given time to review the full terms, which later appeared to be a blanket agreement protecting the company.
After equipment was installed, the estimate increased (2x the original estimate), made me resign the form after they installed the equipment- which gave us no choice to continue with them. Then, their final invoice ended up being more than double the original estimate. The final bill also included charges for work that was not actually performed and pricing that third-party adjusters identified as inaccurate and “altered pricing”.
We were instructed to allow work that was “reasonable and necessary” for mitigation, which we relied on in good faith for Water Damaged Pros to do. However, several services were later deemed not covered by insurance, including asbestos testing on a home built in 2003, which we were required to pay out of pocket. This could have been avoided with clearer disclosure upfront.
Our advice: confirm every service in writing, probably read their contact since they have shady t&c. Don't sign any estimate that will hold you with the remaining cost and have more input with the t&c- don’t rely to their “don't worry you’re just going to pay your deductible” - cause you will not…
After submitting a claim with our insurance and their "preferred" vendor failed to call or show up within the promised 4 hour window, I started searching for alternatives. I read through reviews and quickly settles on Water Damage Pros NC. The next morning he and his crew showed up bright and early to start evaluation and wasting no time on damage mitigation.
